The Mitchell: First New Tower at Centennial Yards Set for Pre-Leasing

The first new tower in Atlanta’s ambitious Centennial Yards project is ready to welcome residents as pre-leasing efforts for The Mitchell are officially underway.

This 19-story building, featuring 304 luxury apartments, marks the first ground-up development within the multi-billion-dollar megaproject set to transform downtown Atlanta.

The Mitchell, which broke ground in November 2022, aims to redefine urban living in the area.

Available apartments range in size from small studios to expansive three-bedroom units, some comparable in space to older Atlanta bungalows.

The pricing for The Mitchell reflects its premium offering, with studios starting at $1,450 and going up to $2,500 per month for units ranging from 434 to 638 square feet.

One-bedroom apartments are priced between $1,800 and $2,460 per month, covering 649 to 746 square feet.

Two-bedroom options start at $2,900 and reach up to $3,635 monthly, while three-bedroom units are listed from $5,688 to $5,753, covering 1,539 to 1,549 square feet.

Highlighted features of selected units include floor-to-ceiling windows offering stunning views of downtown Atlanta and the Mercedes-Benz Stadium, along with walk-in closets and spacious balconies.

According to floorplan details provided, prospective residents can expect to start moving in by mid-September.

The Mitchell will also boast an array of amenities, including a rooftop pool and event lawn overlooking South Downtown, a pet spa, coworking spaces, a fitness center, and a lounge area for residents.

In addition to residential offerings, approximately 16,000 square feet of retail space is being developed on the ground floor, with Khao, a Thai tapas restaurant, already confirmed as one of the tenants.

Beyond The Mitchell, Centennial Yards is making further strides in its development.

A second 19-story tower, Hotel Phoenix, is expected to open this fall, representing the district’s inaugural hotel.

Furthermore, centennial yards are set to transform into an entertainment hub, with plans for a 5,300-person music venue that will bring Live Nation on board for live music and events, anticipated to open sometime in 2027.

This venue will complement the third Cosm location in the U.S., a three-story immersive entertainment concept currently under construction and vertical build commenced in May.

Previously opened facets of Centennial Yards include adaptive-reuse projects such as Centennial Yards South, Wild Leap Brewery, and the pedestrian-friendly Steele Bridge.

Centennial Yards Company, the master developer for the project, is a collaboration between an affiliate of CIM Group and a partnership led by Tony Ressler, who is the owner of the Atlanta Hawks.

The ambitious venture is projected to ultimately cost around $5 billion, incorporating nearly 8 million square feet of mixed uses and being one of the considerable public-private partnerships active in the U.S. today.

Backed by a record $2 billion tax-incentive package, Centennial Yards aims to significantly impact downtown Atlanta’s landscape over the next decade, with plans for more than 2,000 residential units, including at least 200 deemed affordable, over 2,000 hotel rooms, and approximately 1 million square feet of retail space.

In total, the overall trajectory for Centennial Yards includes 8 million square feet of residential and commercial construction.
