Spanish developer Pablo Castro has received final approval from Miami-Dade County for an ambitious new project named The HueHub, which is set to rise at 8395 NW 27th Ave in the West Little River neighborhood.
With a staggering budget of $880 million, the mixed-use development will consist of seven 35-story towers, housing a total of 4,032 units designed to meet the needs of the community.
Groundbreaking for the first tower is expected to commence by the end of this year, continuing Castro’s mission to deliver much-needed affordable housing in the area.
Castro emphasized that while The HueHub is indeed a real estate development, his primary focus is on addressing the critical issue of access to attainable housing in the region.
“We want individuals and families to live in a purpose-driven environment that is a true community, with every conceivable amenity,” Castro stated.
In terms of financing, Castro and his partner, Laura Tauber, are in discussions with lenders in New York, seeking up to $600 million for the project.
The HueHub would mark the largest initiative to break ground under Florida’s Live Local Act, legislation which enables developers to exceed existing local height restrictions if at least 40% of the units are designated as affordable for residents earning up to 120% of the area median income.
Designed by Arquitectonica, the project will encompass over 500,000 square feet on a 12-acre plot.
The units will be fully furnished and set at competitive prices: $1,300 for studios, $1,600 for one-bedroom apartments, and $1,900 for two-bedroom options.
In an effort to support community services, The HueHub plans to allocate 3,000 units specifically for teachers and first responders, with a fixed rent rate guaranteed for 10 years.
The development will also include a wealth of amenities, totaling over 200,000 square feet, such as coworking spaces, tutoring facilities, pools, gyms, and various community services like meal preparation classes, apartment cleaning, dog walking, and childcare.
Supporting the development are several notable firms, including Coastal Construction, Bilzin Sumberg, Greenberg Traurig LLP, and Franyie Engineers.
The HueHub marks Castro’s entry into the Miami market, aiming to tackle the affordable housing crisis that currently afflicts Miami-Dade County, where over 60% of residents spend more than a third of their income on rent.
“By addressing the region’s housing challenges head-on, this project serves as a groundbreaking example of meaningful urban development,” Castro commented, reflecting on the collaborative effort behind The HueHub.
Originally proposed in June 2024 to feature 3,233 residences across six towers, the plans were notably expanded to include additional units.
This expansion comes following Castro’s purchase of the development site for $29.3 million in October 2023.
The Live Local Act, enacted by Florida Governor Ron DeSantis in 2023, was designed to encourage developers to produce more affordable housing through various incentives, including tax exemptions and streamlined regulations.
Amendments to the law in 2024 and again in June have further streamlined the residential development process by allowing projects to bypass local public hearings, fostering an environment conducive to rapid development.
