Las Vegas Luxury Resale Market Continues to Thrive Ahead of Record Sales

The luxury real estate market in Las Vegas has been booming, reaching impressive heights through July.

Leading the charge was a remarkable sale that closed at $25.25 million in MacDonald Highlands, showcasing the ongoing strength of the market.

This exquisite property was designed by Blue Heron and previously owned by Anthony Hsieh, the founder and chairman of LoanDepot.

In July alone, there were 171 transactions of $1 million and above, matching the number recorded in July 2024.

Forrest Barbee, corporate broker of Berkshire Hathaway Home Service, highlighted that the average price for luxury homes sold that month was $1.96 million.

Significantly, Barbee noted a total of 195 pending sales priced at $1 million or more, indicating that despite a general decline in other market segments, the luxury market remains robust.

Sales within the $1 million to $2 million bracket saw a noticeable increase in July, while those exceeding $2 million experienced a decline.

Rob Jensen, a local realtor, mentioned a drop in high-end sales with only 40 homes selling for $2 million or more, compared to 49 during the same period last year.

Among the top transactions, the second most expensive property sold in July was a stunning home located in The Ridges, Summerlin, fetching $10.75 million.

This one-story residence boasts 7,669 square feet, featuring five bedrooms, 5½ baths, and a five-car garage.

Sitting on 0.85 acre of land and built in 2022, this home captivates with its unique blend of midcentury modern and desert contemporary styles, as described by Ivan Sher, who acted as both the listing and buyer’s agent.

The home’s design incorporates soaring ceilings, floor-to-ceiling windows, and automated pocket sliders, promoting a seamless integration of indoor and outdoor living, complete with a pool, spa, and picturesque mountain views.

Listed by Randy Char from Las Vegas Sotheby’s International Realty, this architectural masterpiece also drew interest from Berkshire Hathaway’s Frank Napoli, who represented the buyer.

In its description, Char noted that the home is nestled within the exclusive Promontory of The Ridges, offering a breathtaking view of the surrounding golf course and mountains, encapsulating the essence of refined desert living.

Stunning water features greet visitors at the entry, enhancing the serene atmosphere throughout the property.

Tracy Bilek of Elite Realty listed this exceptional home, with Misty Marshall from Sphere Real Estate representing the buyer.

Bilek highlighted the home’s breathtaking design by architect Richard Luke, claiming it redefines modern living with its intricate details and breathtaking vistas of the Las Vegas Strip, golf course, and city lights.

The fifth most notable sale was also located in MacDonald Highlands at $6.9 million.

Mark Stuhmer of Christopher Homes Realty listed this property, while Cindy Nguyen of Simply Vegas acted as the buyer’s agent.

The home features a loft and game room with a deck, along with an entertainer’s kitchen equipped with custom cabinetry and top-tier Dacor appliances, complete with a wine locker.

The backyard is designed for entertainment, featuring a pool, spa, and a well-structured outdoor hospitality area.

Lastly, the No. 6 sale, priced at $5.85 million, was another stunning property in The Ridges.

This two-story home expands over 5,945 square feet with four bedrooms, six baths, and a four-car garage, sitting on 0.39 acres and built in 2014.

Ivan Sher, listed as the agent for this property, described it as an architecturally stunning custom home offering golf, mountain, and iconic Strip views, featuring walls of glass and decks on both levels for indoor-outdoor elegance.
