Urban Logistics Realty Breaks Ground on Major Industrial Project in Houston

Dallas-based Urban Logistics Realty has officially broken ground on an ambitious industrial project named Brickyard, located at 5020 Acorn St. in Northwest Houston.

This three-building business park boasts a total of 543,000 square feet and marks a significant investment in the region’s industrial landscape.

The Brickyard is a speculative project developed in partnership with Principal Asset Management, with an anticipated completion date set for the second quarter of 2026.

Financing for construction has been secured through First United Bank & Trust, while Harvey Builders takes on the role of general contractor.

The architectural design is handled by Powers Brown Architecture, with civil engineering services provided by Kimley-Horn and structural engineering by Pinnacle.

Leasing efforts will be led by Stream Realty Partners’ team, which includes Tyler Maner, Heath Donica, and Jack Rathe.

In some personnel news, Avison Young recently promoted Marti Grizzle to vice president within its Houston office.

Grizzle has been with Avison Young for nearly three years and has proven to be a dedicated member of the office landlord representation team, where she collaborates closely with Wade Bowlin, the principal and managing director of the office.

Before joining Avison Young, Grizzle held positions as a mechanical engineer in the HVAC industry and as a leasing manager at Madison Marquette.

In industrial sales, Allegra Holding Group has acquired DHT-4 Last Mile, a modern 141,000 square foot Class-A industrial facility situated at 15302 Cypress North Houston Road in Cypress.

This facility, completed in 2022, is fully leased to an e-commerce user, illustrating the ongoing demand for industrial space in the sector.

The transaction was facilitated by the JLL Capital Markets team, led by Trent Agnew, Charlie Strauss, and Lance Young, who represented the seller, Vigavi Realty.

Another notable sale includes a 20,000 square foot industrial park located at 23781 Loop 494 in Porter, which was acquired by a Houston-based investor.

The seller, a long-time local owner, represented themselves in the sale, while Jared Pinto of Newman Kelly acted on behalf of the buyer.

Leasing activity has also been robust, with Packeze LLC signing a lease for 45,000 square feet at Clay Crossing Business Center at 11335 Clay Road in Houston.

Transwestern’s Darryl Noon and Brian Gammill represented the landlord, HPI Holdings II LLC, in the transaction.

Packeze, a growing manufacturer of custom signs, banners, and moving boxes, plans to consolidate several North Houston locations into this new space.

In other leasing news, Colliers’ Barrett Gibson and Jason Tangen successfully represented the landlord in securing a 59,000 square foot lease to an unnamed tenant at 1203 Thompson Park Drive in Baytown.

Likewise, Ferguson, a value-added distributor for the North American construction market, has leased 31,000 square feet at Stiles Lane Business Park in Sugar Land.

Jason Dillee and Nick Bergmann from CBRE represented Ferguson in this lease, while Pearl River Cos., the landlord, was represented by Cape Bell and Greg Holmes from CBRE.

This new location marks the 15th for Ferguson within the Houston area as it occupies more than half of Building One at 13027 Stiles Lane.

In construction and development news, Houston-based Maple Development has unveiled plans for three new master-planned villages, designed to offer a more manageable living experience compared to traditional large communities.

One of these projects, Bellamina, will span 248 acres off FM 362 in Waller County and include lots designed for 879 homes.

Another development, Sagebrush, will cover 470 acres near Hempstead in Waller County, with future plans for a community fronting FM 1488.

The final project, Serenada, will be situated on 155 acres in Pattison, west of Katy, while model homes are expected to be available by summer 2026.

Additionally, Marquette Cos. has welcomed its first residents to Tempo at White Oak, a 304-unit luxury apartment community located in Houston’s Woodland Heights neighborhood.

This six-story building at 2623 Keene St. features studio/junior one-bedrooms as well as one- and two-bedroom apartments, catering to a variety of residential needs.

In an update on local programs, Lone Star PACE has been appointed as the program administrator for Montgomery County’s newly launched Commercial Property Assessed Clean Energy program, a decision made by the Montgomery County Commissioners Court during their May 27 meeting.
