The landscape of luxury homebuying is shifting significantly as buyer preferences evolve.

Once favored features like open-floor plans, gray color schemes, and smaller garages are now becoming less desirable among high-end buyers.

Today’s luxury homes are increasingly defined by their dedicated spaces, warm neutral color palettes, and larger garages enhancing both functionality and aesthetic appeal.

A rising focus on wellness is evident in the types of amenities luxury buyers are seeking, reflecting a deeper commitment to health-centric living.

We consulted with leading architects and builders to learn how high-end living in Las Vegas is transforming and what to expect from luxury homebuyers in 2025.

The emphasis on wellness within home design has become a significant driving force in today’s luxury real estate market.

Jim Hurtado, president of Hang Ten Homes and the general contractor for the upcoming 2025 Showcase Home, Vista Serena, elaborates: “This goes beyond a spa-like feel for the primary bathroom.

Clients are now looking for a dedicated wellness area, complete with features such as Himalayan salt walls, cold plunge pools, infrared saunas, saltwater soaking tubs, red light therapy panels, and massage tables — these amenities are increasingly non-negotiable.

Vista Serena exemplifies this trend with a comprehensive wellness area that includes a Mr. Steam steam shower equipped with lighting, music, and aroma therapy, a Thermory Alder wood sauna, and an Air Bath designed to create a soothing massage effect using air bubbles.

Hurtado notes, “People are trying to be healthier.”

In MacDonald Highlands, Dan Coletti, CEO of Sun West Custom Homes, has designed a remarkable 22,177-square-foot home that embodies this wellness focus, featuring an indoor sports court, fitness room, and both dry and wet saunas, with an outdoor legal-size bocce ball court.

Biophilic design elements, natural materials, and tunable lighting systems mimicking nature’s circadian rhythms are also gaining traction in these luxury homes.

“The tunable lighting allows you to automatically adjust the lights throughout the day to optimize your energy and your health,” Zapp explains.

The significance of light in the home cannot be overstated, as it plays a critical role in creating a harmonious living environment.

With the impact of the COVID-19 pandemic, home layouts have begun to pivot away from open-concept designs that were once the standard.

Consumers now desire distinct spaces that cater to work, relaxation, and entertainment, recognizing the need for privacy and separation.

Daniel Chenin, FAIA, LEED AP BD+C, principal at Daniel Joseph Chenin, Ltd., comments, “We’re seeing less open concept.

People realize they need spaces to retreat to and have separation again.

We’re moving toward dedicated dining rooms and living rooms, while still allowing for some connectivity and openness between them.”

Chenin’s award-winning design, Fort 137, utilizes a well-organized layout, placing communal spaces at the center while positioning private areas like bedrooms along the perimeter.

He emphasizes that every aspect of a home must be thoroughly considered to create spaces that feel distinct and ethereal.

Coletti recognizes a growing trend in the inclusion of flex spaces, allowing buyers adaptability as their needs shift over time.

“Clients want multipurpose areas that can change with their desires,” Coletti states.

For example, a room designed for entertainment can later be transformed into a gym, catering to evolving lifestyles.

Moreover, the desire for separate guest accommodations is on the rise, with dedicated spaces offering private entrances for guests or family members to ensure both comfort and privacy.

“The concept of casitas or guest spaces is increasingly in demand,” Coletti adds.

As homeowners seek to adapt to future needs, many are designing spaces to accommodate aging or health challenges, such as wider doorways and accessible showers.

Wayne Gazzo, co-owner and founder of Palazzo Development Inc. and LUXE Design/Build, points out growing consumer interest in entertainment-focused spaces, including game rooms, theaters, and wine cellars.

He notes, “Everyone wants an exposed wine room even if they don’t drink; it’s become a showpiece upon entering the home.”

Current buyers are also prioritizing extra space to meet the needs of aging relatives or health requirements, aiming to avoid moving to a care facility by designing practical living spaces.

In the kitchen, luxury homes are transforming this central area into an engaging social hub beyond mere meal preparation.

Upscale buyers now demand high-end, professional-grade appliances, expansive double islands, stylish custom cabinetry, and exquisite materials that elevate the kitchen’s overall aesthetic.

“The kitchen is a priority area,” Gazzo emphasizes.

Recent trends indicate an increase in kitchen space, particularly incorporating hidden or secondary kitchens designed for everyday meal preparation, while leaving the primary kitchen aesthetically pleasing.

“You can have a kitchen that doesn’t even look like a kitchen,” Chenin notes. “About eight out of ten of our projects include a secondary kitchen functioning as the ultimate workhorse for daily tasks.”

Technological advancements are playing an increasing role in kitchen designs, with Wi-Fi-enabled appliances and systems gaining popularity among luxury homeowners.

Additionally, expansive garage spaces have become essential, especially for those who collect luxury or exotic vehicles.

Today’s garage designs prioritize functionality and usability, incorporating air conditioning, epoxy flooring, custom cabinetry, and dedicated workspaces for maintenance and storage.

Higher garage ceilings accommodate features such as car lifts, optimizing space for vehicle collections.

“Many clients desire adequate garage space for their exotic cars, which tend to be low to the ground,” Coletti explained, highlighting the need for climate control to protect valuable vehicles.

Smart technology is dramatically shaping contemporary living experiences.

Homeowners are increasingly integrating Smart Home Automation systems, enabling effortless control of comfort, safety, and energy efficiency throughout their residences.

Hurtado points out, “While this concept isn’t new to the luxury market, demand for lifestyle conveniences accessible at home has escalated.

Clients now expect access to modern amenities and technology, easily manageable from their phones or by the touch of a button.”

Exteriors of luxury homes are showcasing a trend towards sustainability while emphasizing aesthetic appeal and functionality.

Zapp notes, “In luxury homes, the details serve as points of distinction.

As modern design becomes increasingly homogenous, unique details set homes apart.”

The contemporary exterior facades are often characterized by a fusion of materials, including metal, wood, stone, and glass, resulting in a striking modern look.

Coletti created a seamless and sophisticated exterior for a home in MacDonald Highlands, using interlocking sheets of Linarte aluminum panels, accented with wood and lighting strip inserts for a unique visual appeal.

“It’s a unique look,” Coletti notes. “The wall glows beautifully, creating an exquisite focal point.”

As the luxury home market evolves, these trends reflect a deeper understanding of buyer goals and lifestyle aspirations, shaping the future of high-end living.
