Recent insights from the Las Vegas-based Home Builders Research have highlighted Henderson’s significant role in the area’s housing market, with an impressive 28 percent of all home sales occurring in the city this year.
Following close behind, the southwest valley accounted for 25 percent of the sales, while the northwestern parts captured 24 percent, and North Las Vegas reported 14 percent.
Henderson’s residential growth, particularly over the last decade, has been largely driven by well-planned communities like Cadence in east Henderson and Inspirada in the west.
However, sustaining this growth may pose challenges, especially as Inspirada approaches its phase-out in 2026 and Cadence has only two to three years left for its build-out.
Cheryl Gowan, vice president of marketing for Landwell Co., the developer behind Cadence, revealed that they recorded 807 sales by July 27 this year.
Since its launch in December 2014, Cadence has sold a total of 7,070 homes but has approximately 2,500 homes remaining in its development pipeline.
Gowan expressed optimism, stating, “We’re estimating that maybe we will reach that in the next two to three years, depending on how the market goes.
It’s gone quicker than we imagined. We have great value for the homes, and we have a variety of home types — single-family detached, smaller homes for first-time homebuyers, move-up homes, and those looking to downsize.
We also offer townhomes and duplexes, with prices starting in the mid-$300,000s and climbing to nearly $800,000.”
Moreover, Gowan noted that Henderson has been a supportive partner in their development efforts, particularly as the city revitalizes areas from downtown on Water Street to Boulder Highway, enhancing its overall attractiveness.
In a similar vein, Jim McDade, president of the Las Vegas division for KB Home, which oversees Inspirada’s development, mentioned that they are nearing completion of their last significant community park, featuring pools, playgrounds, and walking areas.
“We’re closing out about 400 homes this year in Inspirada,” McDade stated, adding that only around 75 homes remain available for sale this year, with deliveries scheduled for the next.
By 2026, after two decades, Inspirada will be completely wrapped up, concluding a build-out totaling about 8,000 homes, with Tri Pointe Homes and Toll Brothers having completed their respective parcels.
Reflecting on the winding down of Inspirada, McDade shared, “It’s very sad to be winding down Inspirada.
Inspirada has endured through significant market cycles and stands as a testament, demonstrating that with a quality location and diligent customer care, success is achievable in real estate. I wish we had another one.”
In the latest rankings for master-plan sales, Cadence excelled in 2024, securing the No. 3 position nationally with 1,386 sales, a staggering 44 percent increase from 964 in 2023 when it held the sixth position.
On the other hand, Inspirada, which was a previous standout in national rankings, found itself at No. 26 in 2024, recording 543 sales, a slight 6 percent dip from the 575 sales in 2023, positioning it as the 28th most popular community.
The anticipated decline aligns closely with Inspirada’s conclusion of development activities set for 2026, even as Cadence is predicted to maintain robust performance for another couple of years before it too approaches the end of its build cycle.
The growth of Henderson can be traced back to earlier planned communities, starting with Green Valley in 1978 and followed by Anthem in 1998, which played pivotal roles in spurring further expansions.
Emerging after the Great Recession, Inspirada led the housing recovery trend, later joined by Cadence, catalyzing sustained growth in the region.
According to Karl Pischke, a principal at consulting firm RCLCO, which monitors master plans across the United States, Henderson has consistently demonstrated remarkable growth.
“Since we began tracking master plans in 1994, Henderson’s communities have frequently ranked in the top 10,” remarked Pischke.
He added, “It has been quite impressive, exhibiting a notable presence on our sales lists.”
Historically, both Anthem and Green Valley have made significant appearances in the rankings, with Anthem breaking into the top 10 in 1999 and hitting the top five in 2002, while Green Valley first entered the list in 1994.
Inspirada entered the rankings in 2014, witnessing substantial growth, especially reaching the top 10 in 2016 and maintaining its position until 2018.
Cadence, after topping the charts in multiple years, reached its highest sales in 2024, while Inspirada previously peaked at 837 sales in 2017, and Anthem reached a high of 2,038 sales in 2003.
Another notable development in Henderson, though not among the top 50 master plans, is Lake Las Vegas; it recorded 357 sales in 2024, an 18.2 percent increase from 2023 and a significant 68 percent jump over 2022.
Despite these successes, Henderson still has potential for further growth, albeit at a limited scale compared to what Cadence, Inspirada, and Lake Las Vegas have achieved.
Upcoming developments include Lakemoor near Lake Las Vegas, which has recently been approved for 3,000 units, with initial groundwork set to begin for the Pulte Group.
Additionally, KB Home has gained approval for a project involving 940 residential units located just north of the mall off Galleria Drive and Stephanie Street.
Meanwhile, the Mosaic master plan in west Henderson is slated to include a minimum of 1,040 residential units.
McDade emphasized the excellent relationship KB Home maintains with Henderson, indicating their significant commitment to an emerging neighborhood named Meriden, located across from the Galleria mall area.
“That’s 940 attached and detached homes on about 80 acres that’s well under development, and we will open there at the beginning of 2026,” he mentioned, reflecting positive developments ahead.
Nicole Bloom, division president for Richmond American Homes Nevada, reported that the availability of land for builders in Cadence has almost entirely depleted, while Lake Las Vegas retains only a handful of parcels.
However, there remains some land in west Henderson outside of Inspirada.
“That’s the challenge and why land is so expensive because we’re fairly limited right now. Right now, Summerlin is really one of the only master plans that has any land available,” Bloom stated.
She also highlighted the trend of building further north with the new Skye Hills master plan, situated beyond Skye Canyon.
Despite the limitations, enthused developers remain optimistic about the ongoing potential for Henderson’s real estate market.
