In a significant addition to Atlanta’s Westside, hundreds of new apartments are on track to open at the Modera Westside Trail, offering convenient access to the Beltline, Georgia Tech, and the Georgia World Congress Center.
Developers plan to commence pre-leasing in early September, with the first residents expected to move in by October, as reported by Phil Carson, managing director of development with Mill Creek Residential.
The initial phase of the project, which is currently under construction, will feature 127 apartments along with a leasing center and an array of amenities including a fitness center, spa with sauna and steam room, coworking spaces, and a rooftop lounge.
Construction has been progressing since summer 2023 on the 2.3-acre site, situated in the heart of the English Avenue neighborhood, just west of Georgia Tech. This development replaces a low-rise commercial building and previously unused parking lots.
Mill Creek’s decision to dub the project Modera Westside Trail pays homage to the nearby Westside Beltline Connector trail, located just a block away to the west. The building will reach a height of up to eight stories, combining five floors of wood construction over a three-level concrete podium that is mainly concealed from view.
Once completed, the project will consist of a total of 373 apartments, with 214 units, representing 57 percent, designed as one-bedroom residences. The available apartments will vary in size from studios to three-bedroom units, averaging 833 square feet. Interestingly, no retail spaces are included in this project.
Although specific rent prices have yet to be announced, developers have indicated that 10 percent of the units (38 total) will be reserved for tenants whose earnings do not exceed 60 percent of the area’s median income. For those interested in qualifying for workforce housing, the project’s website recommends contacting leasing officials for more information.
Among the building’s planned amenities is an eighth-floor sky lounge, featuring both indoor and outdoor areas, a bar, and unobstructed views of downtown and Midtown Atlanta. Additionally, the fourth floor is set to house three courtyards equipped with outdoor coworking zones, a kitchen with grilling stations, and a resort-style swimming pool with stunning Midtown views.
Other amenities planned for Modera Westside Trail include spin rooms, a pet park and spa, further enhancing the lifestyle offerings of this modern community.
Modera Westside Trail is part of a wave of new apartment developments that have surfaced in the area, with several other residential projects taking shape within just a few blocks. This includes the residential sector of Lincoln Property Company’s sprawling 19-acre Echo Street West project, the multi-building Science Square district at Georgia Tech, and the large second phase of Herndon Square, which focuses on affordable housing.
As construction wraps up in March, Modera Westside Trail is poised to become a prominent fixture in the vibrant Westside of Atlanta.
