Jackson-Shaw is officially beginning construction on its latest industrial project, the R45 Distribution Center, which will encompass an impressive 347,000 square feet. This facility is strategically located on 29 acres at the northeast corner of Ella Boulevard and West Richey Road in North Houston. Following the closure of the land sale at the end of June, the construction is anticipated to reach completion in the second quarter of 2026.
The project features important partnerships including Compatriot Capital, acting as the equity partner, and Inwood National Bank, which will serve as the lender. Arco Design/Build is appointed as the general contractor, while Kimley-Horn is overseeing civil engineering tasks. The leasing process for the facility is being managed by a dedicated team from Colliers, consisting of John Nicholson and Ryan Byrd.
In personnel news, Partners Real Estate has made a significant addition to its team by hiring Mark Nicholson as the new managing director of property services. With over 20 years of experience in real estate and property management, Nicholson will be responsible for the management of the firm’s property portfolio across Texas. He comes from a background as vice president of real estate at Group RMC and has nearly 15 years of experience at CBRE.
Cresa is also expanding its team in Houston with the addition of Carl Mueller as a principal, tasked with leading its industrial brokerage team. Previously, Mueller served as an executive vice president in industrial brokerage at JLL and has nearly ten years of expertise in advising logistics, manufacturing, and warehouse clients. Cresa’s growth in Texas has been marked by strategic acquisitions, including Houston-based Fritsche Anderson Realty Partners last summer, and Axis Tenant Advisors in January.
IPA Capital Markets, a subdivision of Marcus & Millichap, has welcomed Cullen Atchison as managing director. In this role, Atchison will focus on securing debt and equity financing solutions for both midmarket and institutional clientele. Bay Area Blvd, is currently 94% leased to noteworthy tenants such as Buffalo Wild Wings and Freebirds World Burrito. The marketing of the property was executed on behalf of an undisclosed out-of-state investor, culminating in a successful procurement of a local buyer.
Homebuilder Taylor Morrison has made headlines with its recent acquisition of 101 acres on Roberts Cemetery Road in Hockley, where it plans to develop over 400 residential lots. MLB CRE’s John-Michael Kamel and Tommy LeBlanc represented Taylor Morrison in this transaction, while Angela Foltin Knee of Carswell Real Estate represented the sellers.

Tenant representation was provided by Joseph Smith and Pearce Martens of CBRE.
In construction news, EastGroup Properties has completed the construction of Grand West Crossing Building 2, a Class-A warehouse covering 97,000 square feet near Grand Parkway and Clay Road in West Houston. This marks a significant milestone for EastGroup, which broke ground on the second of six planned buildings within the Grand West Crossing business park in January.
Lone Star Development is near completion of tenant build-outs at the Hufsmith Kohrville Business Park, which consists of 44,000 square feet of mixed-use development at 22525 Hufsmith-Kohrville Road in Tomball. This project features three office/warehouse buildings and one retail building, with over 75% of the space already leased, leaving 10,000 square feet still available.
Additionally, Maple Development has marked its presence by starting the construction of Serenada, a master-planned village in Pattison, just west of Katy in Waller County. Spanning 155 acres, this new development will feature 467 homes with starting prices at $300,000, providing entry-level home options close to Tesla’s planned Megapack battery manufacturing facility. With builders like CastleRock Communities, Davidson Homes, and Saratoga Homes involved, model homes and amenities are expected to be completed by the summer of 2026.
