In a city filled with potential and pressing community needs, North Miami is embarking on a transformative journey with the Claude Pepper Global District project.
This initiative aims to address the urgent requirements of residents, including safer neighborhoods, affordable housing, accessible healthcare, and job opportunities that pay a living wage.
With over 40% of North Miami residents spending more than 30% of their income on housing, the demand for affordable and workforce housing has taken center stage.
In response to these needs, the Claude Pepper Global District promises to deliver more than 450 affordable housing units in its first two phases, starting with 203 homes designated for seniors in Phase I.
Healthcare access remains a critical concern for the community as well.
The area is home to 5,000 PACE-eligible seniors living within a seven-mile radius of Claude Pepper Park.
To bridge this gap, a new partnership with Miami Jewish Health will establish a 22,000-square-foot PACE Medical & Urgent Care Center in the neighborhood, providing essential medical services and creating high-paying jobs that align with the local economy.
Furthermore, Miami Jewish Health has a significant connection to the community as one of the largest employers of Haitian Americans in Miami-Dade, reflecting the cultural dimensions of the project.
Another pressing issue raised by residents is access to nutritious food.
In North Miami, nearly 20% of households struggle with consistent access to affordable groceries.
To combat this challenge, Phase II of the Claude Pepper Global District will feature a full-service grocery store, aiming to serve not only future residents but also families across the surrounding community.
Public spaces also play a vital role in community cohesion.
Claude Pepper Park has long been a cornerstone of the neighborhood but has required significant investment to revitalize it.
In response, the project allocates $10 million for park enhancements, which include renovated sports fields, improved lighting, accessible walking paths, and an upgraded community center.
Importantly, the park will remain open during construction in phases to ensure continuous access for the community.
Additionally, new programming, enabled by DJ Irie, is set to activate the park amphitheater for youth and family-oriented events.
Expanding the initiative beyond physical infrastructure, the team has introduced the Pepper Foundation—a commitment of $500,000 over 10 years to support youth and community organizations in the area, starting with a grant to Little Haiti FC.
The creation of the Claude Pepper Global District wasn’t driven by plans or financial forecasts but stemmed from engaging with residents to understand their needs and aspirations.
Through meaningful discussions, the project focuses on addressing the genuine concerns families face, ensuring that development acts as a solution rather than a source of skepticism.
In Miami-Dade, many have grown mistrustful of development projects that seem imposed rather than collaboratively constructed.
Contrary to this trend, the Claude Pepper Global District aims to establish intentional, responsible growth that prioritizes the community’s needs and aspirations.
The focus remains on providing affordable housing, accessible healthcare, vibrant public spaces, and job opportunities that truly enhance the quality of life for residents.
