Property Markets Group (PMG), in collaboration with Lion Development Group and LNDMRK Development, officially broke ground on One West Twelve Residences (ONE W12) on October 1. This moment marks the commencement of construction for a significant 23-story residential project, reaching a height of 245 feet, and is situated in the heart of Historic Overtown.
The recently launched project is designed by CUBE 3 and aims to create a harmonious blend of modern design with the rich cultural and architectural heritage of the area. John Moriarty & Associates has been appointed as the general contractor, with the completion of the project anticipated in 2028.
Under a nearly clear Miami sky, the development team commemorated the groundbreaking event, holding golden shovels amid the striking backdrop of PMG’s E11EVEN Residences Beyond and E11EVEN Hotel & Residences towers, which can be seen rising in the skyline. Tower cranes at the nearby 38 West Eleventh Residences site further accentuated the bustling construction environment, as excavators were poised to begin earthwork operations.
One W12 will feature bespoke residences that promise stunning views of Miami’s skyline and breathtaking sunsets. The development is set to include a curated collection of amenities that encapsulate the glamour synonymous with the city. Among the offerings are a rooftop garden, a pool deck with luxurious lounge areas, a state-of-the-art fitness center, thoughtful art installations, a smart-building system, and house cruiser bikes with dedicated storage.
The lobby design takes inspiration from Overtown’s rich past, elegantly marrying traditional elements with a playful modern aesthetic. Michael Simkins, CEO of Lion Development Group, expressed pride in contributing to the neighborhood’s transformation. “It’s been a privilege to witness and to contribute to that with meaningful projects like ONE W12,” he noted.
Ryan Shear, Managing Partner at PMG, emphasized the project’s commitment to fostering community-focused, engaging developments. He stated, “One West Twelve Residences underscores our continued commitment to creating engaging, community-focused developments that elevate and redefine the residential experience for years to come.” Shear also highlighted the design-forward concept of the project, which aims to complement both Downtown Miami’s vibrant atmosphere and the historic charm of Overtown.
One of the standout features of this project is the introduction of Vibe BBQ, a dining concept by renowned chef Marcus Samuelsson. This venture follows the success of his acclaimed Red Rooster Overtown and will provide a fast-casual take on American comfort food, infused with Miami-inspired elements. Vibe BBQ aims to continue Samuelsson’s tradition of community-driven dining while enriching Overtown’s culinary scene.
The community response to ONE W12 has been enthusiastic, with Alex Karakhanian, Principal of LNDMRK Development, emphasizing its alignment with local demand for high-quality, activated luxury developments. Karakhanian remarked, “We’re excited to officially break ground and be one step closer to delivering on that promise.”
Residences within ONE W12 will be fully furnished and finished, ranging from studios and one-bedrooms to a limited selection of one-, two-, and three-bedroom townhomes. Each unit will boast custom Italkraft cabinetry, Miele appliances, imported bathroom finishes, built-out closets, and in-unit washer and dryer systems. Additionally, the development introduces short-term rental flexibility to allow residents to customize their living arrangements to fit their lifestyle needs.

Sales for ONE W12 are being spearheaded by PMG Residential, with the project reportedly 97 percent sold even before construction has officially begun.
