Gary Creagh Jr. Proposes ‘The Mid-Century MODERN’ Development for Symphony Park in Las Vegas

In a bold new venture set to transform downtown Las Vegas, Gary Creagh Jr., renowned developer and investor, has unveiled plans for an innovative mixed-use project named The Mid-Century MODERN at Symphony Park.

Creagh, who leads Sticky LLC, submitted his proposal for the 3.44-acre Parcels J/K, responding to the City of Las Vegas’ recent call for initiatives that align with Symphony Park’s vision as a cultural and community hub.

The Mid-Century MODERN is not just another mid-rise; it combines residential units, commercial spaces, and vibrant entertainment offerings within a thoughtfully designed structure that pays tribute to Las Vegas’ rich history.

Drawing inspiration from the city’s iconic mid-century neon signs, Rat Pack era charm, and atomic design elements, this project embodies a unique blend of nostalgia and modern utility.

One of the notable features of the proposal is an Event-Centered Parking Garage, which takes cues from Miami’s renowned 1111 Lincoln Road.

This innovative structure will serve dual purposes, functioning as a parking facility and a versatile event space where local farmers markets, weddings, concerts, and festivals can take place.

Additionally, the development will include curated retail and dining options, with plans for a two-story diner reminiscent of the 1950s that will not only serve affordable meals throughout the day but also function as a catering hub.

In response to community needs, Creagh’s proposal incorporates a full grocery store and a big-box gym, addressing long-standing demands from residents in the downtown area.

Focus on wellness and entrepreneurship is also evident, with dedicated spaces for spas, salons, and wellness services as well as a commercial unit specifically reserved for a local startup at below-market rent.

This commitment aims to preserve the distinctiveness of Symphony Park.

The residential and office components of The Mid-Century MODERN are substantial, encompassing over 225,000 square feet.

The housing options will include studios, one-bedroom, and two-bedroom units, alongside flexible office spaces designed to facilitate the growth of small businesses and entrepreneurs.

Creagh is well-versed in leading complex urban redevelopment projects.

Since 2007, he has expanded a national real estate portfolio, but his most impactful contributions have been within Downtown Las Vegas’ 18b Arts District.

What initially began as the transformation of a single warehouse has now evolved into six repurposed properties totaling over 75,000 square feet, home to a diverse array of tenants.

Creagh’s past ventures have consistently revitalized underutilized or contaminated sites, turning them into vibrant cultural and commercial destinations, featuring live music venues, galleries, and dining establishments.

He is also actively involved in the creation of Las Vegas’ first Business Improvement District, demonstrating his ongoing dedication to the sustainable revitalization of urban landscapes.

The financial aspects of The Mid-Century MODERN are equally ambitious, with a proposed construction budget set at $75 million.

This project anticipates financing through long-term debt, designed to build a stable revenue stream backed by the expected growth in residential, retail, and office spaces over time.

Creagh’s proposal acknowledges the challenges ahead, as the land requires substantial remediation and includes the obligation to provide over 200 parking spaces for an adjacent medical office.

“Many hurdles need to be addressed before we can proceed,” the proposal clarifies, emphasizing the complexities involved in this ambitious project.

The Symphony Park area already features key cultural institutions such as The Smith Center for the Performing Arts and the Cleveland Clinic Lou Ruvo Center for Brain Health.

Creagh’s vision holds the potential to add a dynamic space that fuses housing, wellness, dining, commerce, and a cultural pulse under a single roof.

If the City of Las Vegas approves the proposal, construction is anticipated to commence following necessary remediation and financing steps, with a projected 24-month timeline for completion.

For Creagh, this endeavor represents a harmonious blend of continuity and evolution.

“We aim to transcend the typical models of luxury apartments and generic retail,” he expressed in the proposal.
