Walsh & Albert Co. and its sister company Metal Zinc are set to inaugurate a new 195,000 square-foot office and commercial HVAC manufacturing facility in the Tomball Business & Technology Park.
Founded in 1982 by Pete Walsh, Walsh & Albert Co. specializes in providing commercial HVAC ductwork for various sectors, including office buildings, hospitals, schools, hotels, laboratories, and prisons.
In contrast, Metal Zinc, established in 2016, focuses on HVAC sheet metal products for commercial enterprises and single-family residential markets.
Ryan Walsh, President of Metal Zinc, expressed enthusiasm about the new facility, stating, “When Metal Zinc was founded eight years ago, we thought we were going to be in the building for at least ten years; however, we have outgrown our current plant in Houston, Texas.”
He further noted, “Our new home in Tomball gives us the location and space we need to continue expanding.”
The new building marks a significant addition to the Tomball Business & Technology Park, which spans 100 acres and is owned by the Tomball Economic Development Corp. The final 18 acres available in the park were sold in June 2023, paving the way for Walsh & Albert’s establishment in the area.
In a notable trend among manufacturers and other industrial occupants, the company will own the building rather than lease it.
In other news affecting the real estate and leasing sector, Cushman & Wakefield has welcomed three new members to its Houston office agency leasing team.
Eric Siegrist has joined as executive managing director, while Amanda Nebel and J.P. Hutcheson come on board as executive directors. The trio previously worked for Parkway Properties and boasts an impressive track record, having closed nearly 9 million square feet of office leasing transactions in Houston since 2017.
Additionally, Transwestern has appointed Jason Moersch as executive managing director of business intelligence, innovation, and technology.
Moersch is tasked with leading the firm’s data strategy, digital transformation, and technology infrastructure.
With over 20 years of experience in information technology and consulting, he has been a part of Transwestern’s Technology Services group since 2016. In conjunction with this, Chuck Briese has been promoted to senior vice president of technology services and information security.
In the leasing segment, Fort has signed a 33,000 square foot lease at 16623 Aldine Westfield Road in Houston, represented in-house by Ryan Young.
Construction activities in the area also include the completion of the Port 225 Commerce Center by Angler Construction. The project features a two-building, 484,000 square-foot industrial park developed on a 26-acre site located at Beltway 8 and State Highway 225.
Built for GTIS Partners, this complex marks their first undertaking in the Houston area, with Powers Brown Architecture serving as the lead architect and Langan acting as the civil engineer.
Furthermore, Landmark Properties has finalized the first phase of construction for The Everstead at Conroe, a build-to-rent community occupying 23.5 acres at 7711 Longmire Road in Conroe.
The completed community will consist of 56 two-bedroom homes and 134 three-bedroom homes and townhomes, developed in collaboration with the Open House Group Co. Ltd., with financing from Wintrust and Landmark Construction as the general contractor.
Lastly, Whitestone REIT has commenced renovation works at Lion Square, a 118,000 square-foot shopping center situated in Houston’s Asiatown.
The project, led by Michael Hsu Office of Architecture, aims to integrate modern design aesthetics with traditional Chinese and Vietnamese influences.
Planned upgrades will include enhancements to greenery, sustainable irrigation systems, improved security, lighting, and overall walkability, making Lion Square a welcoming destination that attracts over 2 million visitors annually.
