Louis Vuitton Plans Theatrical Flagship Store in Beverly Hills

Luxury fashion brand Louis Vuitton is once again set to make waves in Beverly Hills with a newly proposed flagship store designed by renowned architect Frank Gehry.

After facing setbacks two years ago when a plan for an ultra-opulent hotel met resistance from voters, the Paris fashion house has returned with an ambitious vision for a retail space that promises to be a visual spectacle on Rodeo Drive.

This flagship store is poised to be one of the largest on the famous shopping corridor, featuring a blend of retail and hospitality services, and is anticipated to be a major draw for both tourists and locals alike.

Set to span 100,000 square feet total, the store aims to create a unique Louis Vuitton lifestyle experience, showcasing a diverse array of products along with exclusive client experiences.

The proposed store will stretch through a city block from Rodeo Drive to Beverly Drive, incorporating an innovative design that connects two sections via pedestrian bridges and a tunnel, promising a seamless shopping experience.

On the retail front, 45,000 square feet will be dedicated to displaying Louis Vuitton’s signature collections including women’s and men’s fashion, travel pieces, jewelry, watches, beauty products, and fragrances.

Meanwhile, visitors entering from Beverly Drive can enjoy a café and exhibition lobby on the ground floor, followed by additional exhibition spaces over two more floors, culminating in a rooftop restaurant and open-air terrace for a unique dining experience.

While specific details about exhibitions and features remain under wraps, Louis Vuitton has built a strong reputation for its commitment to promoting art and culture as part of its brand identity.

In 2014, the brand inaugurated the Fondation Louis Vuitton in Paris, also designed by Gehry, which has amassed attention for its art exhibits, concerts, and a range of cultural activities, including family-oriented art classes.

Frank Gehry, who also created the iconic Walt Disney Concert Hall and other renowned structures in Los Angeles, is expected to lend his signature style to the Beverly Hills flagship, known for its flowing, curvilinear designs.

In addition, the store’s interior will be crafted by the distinguished architect Peter Marino, who has previous experience designing Louis Vuitton’s current Rodeo Drive store and was also behind the now-abandoned Cheval Blanc hotel project that initially targeted the same location.

Marino aims to improve the pedestrian experience in this busy retail environment, transforming the segment where foot traffic may dwindle as shoppers reach its northern end.

The properties earmarked for this new flagship were formerly home to Brooks Brothers and the Paley Center for Media, both of which will be demolished to pave the way for Louis Vuitton’s much-anticipated retail destination.

Competitiveness among luxury retailers has intensified, with merchants continually seeking fresh strategies to attract consumers and enhance their brand images, according to Jay Luchs, a broker from Newmark Pacific specializing in high-end retail properties.

As each brand escalates their efforts to stand out, Luchs notes that the changes in store concepts have become nearly artistic, with the prestigious shopping strip showcasing ever-more spectacular designs.

Even amid soaring retail rents on Rodeo Drive, brands are pushing boundaries by expanding their storefront sizes.

Fifteen years ago, stores typically measured around 25 feet in width; this gradually evolved to 50 feet, and is now reaching widths of 100 feet, indicating a significant shift in retail dynamics.

A 50-foot store can easily host 5,000 square feet per level, potentially resulting in total space exceeding 15,000 square feet when reaching three stories.

As the luxury market continues to thrive, Louis Vuitton’s new flagship store is poised to further elevate Beverly Hills’ status as a premier destination for high-end shopping.
