Iconic Rinehart Building in North Portland for Sale as Investment Opportunity

The historic Rinehart Building, a mixed-use structure dating back to 1910, has hit the market alongside a modern duplex, with a combined asking price of $2,290,000.

Situated at 3037-3041 N. Williams Ave in North Portland’s Albina neighborhood, the Rinehart Building boasts 11,157 square feet of both commercial and residential space.

According to listing broker Marissa Lee of Commercial Real Estate Northwest, the two-story property has been meticulously renovated to maintain its historical essence.

This renovation preserved the building’s distinct exterior, featuring beige brick walls accentuated with cream-colored brick and painted concrete.

Prominently, the building showcases a corner turret and a parapet cornice that includes a decorative dentil pattern.

The Rinehart Building accommodates two office and retail suites on its ground level, each equipped with large transoms above the storefront windows.

Upstairs, the structure houses five one-bedroom apartments, while the basement area is designated for storage purposes.

Adjacent to this historic building, the 2,205-square-foot Monroe Building duplex, constructed in 2014, occupies the same 0.11-acre plot.

This newer addition consists of one one-bedroom apartment and one two-bedroom apartment, both featuring access to a rooftop terrace.

Lee emphasizes the investment potential of this property, stating, “With a total of seven residential units and two commercial units, this fully occupied mixed-use building and bonus building make an incredible investment opportunity.”

The Rinehart Building is positioned in a vibrant neighborhood, once visible to electric streetcar passengers, and is today frequented by almost 8,000 vehicles and a multitude of bicycles daily.

Its prime location offers residents and visitors easy access to Dawson Park, numerous restaurants, grocery stores, and various retail options.

Recognized by Oregon historians, the Rinehart Building stands as the sole remnant of the premium commercial development that characterized North Williams Avenue between 1888 and 1930.

This building holds significance in the historic Albina area, an area that once housed four out of five Black Portlanders, contributing substantially to the social and cultural infrastructure of the city’s Black community.

Throughout its 115-year existence, the building has been home to a variety of businesses, including confectionery manufacturing and a butcher’s shop.

It is perhaps most famous for housing the Cleo-Lillian Social Club, a vital venue for social and entertainment activities and a notable charitable organization in the community.

Founded in 1952 by Cleo Hampton and her sister Lillian, the club gained recognition for hosting legendary performances, including a show by B.B. King.

The Cleo-Lillian Social Club also served as a hub for community activism, with the Hamptons raising funds for various social causes.

Despite challenges such as the construction of Interstate 5 and the expansion of Memorial Coliseum, which resulted in the displacement of Black residents in the 1960s and 1970s, the building persevered.

By the late 1990s, complaints from new homeowners regarding noise led to the club’s closure in 2001, and the building remained vacant for over ten years.

Previously owned by Portland Trail Blazer Damon Stoudamire, the property was purchased in 2011 by developers Tim and Brandon Brown, who restored it and reopened the building in 2013 before adding the duplex a year later.
