Construction Advances on 570 Washington Street: Affordable Housing Project Nears Completion

Construction efforts are advancing rapidly on 570 Washington Street, a 17-story residential building positioned at the intersection of Manhattan’s West Village and Hudson Square neighborhoods.

Designed by COOKFOX and developed by a collaboration of Jonathan Rose Companies, Atlas Capital Group, The Baupost Group, and Zeckendorf Development, the new structure will provide 175 affordable apartments aimed primarily at seniors, with an average size of 1,065 square feet.

In addition to residential units, the building will also feature 3,300 square feet of retail space at the ground level.

The construction is taking place on the same block as the notable 80 Clarkson Street complex, bounded by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street and 80 Clarkson to the west.

Since the last update in early December, when less than half of the structure was concealed, nearly all sections of the building’s facade have been installed on the reinforced concrete superstructure.

Crews have successfully mounted large glass window panels on the ground-floor, and preparations for the sidewalk formation are underway.

As construction progresses, some sections of the wraparound sidewalk fencing have been removed, and both the tower crane and hoist that previously adorned the Washington Street elevation have been disassembled and taken down.

Moreover, dark metal railings have already been installed along several of the upper-level setbacks, with more to come in the upcoming months.

Architecturally, the building is designed with a cohesive fenestration that relates to the neighboring towers at 80 Clarkson Street, which were also designed by COOKFOX.

In addition to residential spaces, the development will boast 5,600 square feet of amenities catering to residents.

Planned features include a community room equipped with a warming kitchen, a health and wellness center, dedicated social service offices, meeting rooms, a computer room, a library, and a fitness area.

Supportive services such as case management and group programming will be provided on-site by the Jewish Association Serving the Aging, with the Settlement Housing Fund acting as the administrative agent for the project.

Construction costs for the project are estimated to be around $179 million, supplemented by roughly $80 million in HOME and city capital funds from the New York City Department of Housing, Preservation, and Development.

Additionally, financing includes a $60 million construction loan from Citi Bank and a $65.5 million Freddie Forward Permanent Mortgage.

The apartments will be made accessible to households earning 50 percent of the area median income and below.

Sustainability is also a fundamental focus of the project, with design intentions aimed at achieving LEED Gold certification and compliance with Zone Green as well as Local Law 97.

Features such as an energy-efficient heating and cooling system, water-conserving fixtures, and LED lighting, alongside stepped green roofs, underscore the commitment to greener living.

The nearest subway line, the local 1 train, can be found at the Houston Street station to the east of the property.

Completion of 570 Washington Street is anticipated for December 2026.
