Sandy Springs is poised for a significant transformation with the impending construction of the Hillcrest project, a mixed-use development planned for the lively downtown area.
The project, which will replace the Sandy Springs United Methodist Church Activities Center, is set to break ground this month at 6150 Sandy Springs Circle.
Developers High Street Residential, alongside local partners Third & Urban, have described Hillcrest as a ‘transformative’ initiative designed to redefine both luxury living and community interaction in central Sandy Springs.
This 8.1-acre development is strategically situated just west of City Springs, a $230-million hub for social, retail, government, and arts activities that opened in 2018.
Sandy Springs United Methodist Church has been exploring the sale of this property for private development since at least 2016.
The funds generated from this sale will be allocated to redevelop and enhance the church’s main campus, which lies across Mount Vernon Highway from the future Hillcrest site.
Although the sales price has not been publicly disclosed, the project aims to create a thriving community space.
Planned features for Hillcrest include 362 multifamily rental units and 30 luxury townhomes, indicating a strong commitment to providing quality housing in the area.
Additionally, the project will incorporate over 18,000 square feet of retail space, designed with patios and nestled around a centralized greenspace and plaza for public use.
Architectural designs reveal that Hillcrest will consist of buildings ranging from three to five stories, integrated into the terrain descending from the intersection of Mount Vernon Highway and Sandy Springs Circle.
A crucial element of the project is a parking garage that will offer more than 100 public parking spaces specifically designated for retail and city events.
Street infrastructure improvements accompanying Hillcrest aim to enhance walkability and feature on-street parking, promoting an active urban environment.
The luxury townhomes will offer two and three-bedroom options, complete with rooftop patios and two-car garages, catering to modern living needs.
The multifamily units will boast a rooftop clubroom and pool area that is anticipated to provide panoramic views of Sandy Springs and Buckhead, alongside lavish amenities such as a sauna, movie room, golf simulator lounge, fitness center with a Pilates studio, and dedicated work-from-home spaces.
Third & Urban, known for its ITP projects including Westside Paper, is tasked with overseeing the retail components of Hillcrest.
Plans for retail spaces include a wine bar, coffee shop, fitness studio, ice cream parlor, and a diverse range of dining options from casual to upscale, all designed to spill into the vibrant central plaza.
In addition to City Springs, the Hillcrest location is conveniently located within a mile of over 2 million square feet of retail space, including four grocery stores, enhancing the overall attractiveness of the development.
HSR principal Scott Kirchhoff emphasized that Hillcrest would deliver exceptional housing, a vibrant culinary scene, and significant community spaces, all while supporting the future of the church and aligning with the city’s vision for a dynamic urban core.
The development team includes Cooper Carry as the architect, Square Feet Design as the retail consultant and interior designer, New South Construction as the general contractor, and CBRE handling retail leasing.
Completion of all aspects of Hillcrest is projected for 2027, marking a major milestone in the evolution of Sandy Springs.
