With the ongoing demand for housing in the Las Vegas Valley, one of the nation’s largest homebuilders, KB Home, is positioning itself for success in 2025.
Jim McDade, president of KB Home’s Las Vegas division, recently shared insights into the current state of the homebuilding market, revealing that demand and sales performance remain strong in the area.
The company currently manages 28 new home communities, with three additional projects set to launch soon.
“The strong spring selling season is a positive indicator of what’s to come,” McDade stated, expressing optimism about the market’s future.
Nationally and within Las Vegas, the long-term housing outlook appears promising, driven by a combination of factors including an undersupply of homes, robust demographic trends, and positive economic indicators such as employment growth and rising wages.
Despite a slight increase in resale inventory in specific submarkets, McDade indicated that overall availability remains well below historically normalized levels, particularly within price ranges that appeal to first-time buyers.
In fact, days on the market for homes are still relatively low, suggesting continued interest from potential homeowners.
However, McDade acknowledged that affordability remains a significant hurdle for many first-time buyers, making it difficult for them to enter the market.
He noted, “Life-changing circumstances will always drive the need for homeownership, such as marriage, family growth, relocation, job promotions, or retirement.
These milestones create changing needs for housing and often propel individuals toward purchasing homes.”
Younger demographics, particularly millennials and members of Generation Z, are projected to play a vital role in driving homeownership trends.
Recent data reveals that 83 percent of Americans still view homeownership as a crucial milestone in life, reinforcing KB Home’s focus on these target groups.
Despite ongoing challenges posed by affordability, KB Home is committed to its strategy of being the low-cost provider in the Las Vegas market.
“We focus on offering the best possible prices while maintaining high customer satisfaction levels and improving build times,” McDade explained.
The company’s approach includes value engineering their homes to reduce construction costs, allowing them to offer competitive pricing without compromising quality.
In addition, KB Home emphasizes personalization to enhance the home buying experience for its clients.

KB Home’s current development initiatives in the Las Vegas Valley include a variety of projects aligned with the area’s master-planned communities.
McDade noted that they have 28 open new-home communities in the region, featuring a range of styles from single-family homes to attached townhomes.
Prices for these homes begin in the $300,000s, making them appealing for first-time buyers and those looking to make their first move-up purchase.
The company is poised to open three new communities soon; the first two communities—Landings and Reserves at Caspian Bay—are set to debut in July.
Located in southeast Henderson off Boulder Highway, this new neighborhood will feature 244 homesites, including both one- and two-story single-family homes ranging in size from 1,500 to 3,000 square feet, with options for up to five bedrooms and five bathrooms.
The community will also offer amenities such as parks, walking trails, and shaded picnic areas for residents.
Additionally, the Manzano community is slated to open in August near the intersection of Boulder Highway and Interstate 11, located to the northwest of Henderson.
This development will consist of 219 one- and two-story single-family homes, boasting floor plans ranging from 1,100 to 2,400 square feet and accommodating up to five bedrooms and four baths.
Manzano’s prime location provides easy access to shopping, dining, and entertainment, alongside plans for community features such as a dog park and shade structures.
Moreover, KB Home will begin construction on Meridian early next year, which will comprise a total of 940 homesites.
Meridian will include a mix of two- and three-story attached townhomes and single-family homes aimed at serving first-time and first move-up buyers.
This community’s central location places it in proximity to Henderson’s attractions and quick access to interstate travel.
Planned amenities for Meridian include an on-site park and walking trails, enhancing the appeal of the neighborhood for potential homebuyers.
Looking ahead, McDade expressed that while predicting the future of homebuilding is uncertain, he remains optimistic about the ongoing recovery and stability in the housing market.
He commented, “Homebuyers are gradually adapting to the current interest rates, and we have experienced a robust spring selling season.”
To ensure future success as homebuilders, McDade emphasized the importance of educating buyers throughout the home-buying process, as many tend to have anxieties regarding affordability and the decisions surrounding homeownership.
