A Minneapolis-based coffeehouse chain is brewing up eight new locations in Georgia.
The Caribou Coffee location off Peachtree Road in Buckhead is just the beginning of the expansion.
Caribou Coffee is opening new stores in Athens, Smyrna, Lawrenceville, Snellville, Augusta, Covington, Griffin, and Woodstock, the company announced this week.
This move is part of the coffee chain’s larger Southeast expansion, opening in states that have not seen Caribou locations in more than a decade, including North Carolina and Florida.
Currently, Caribou operates coffee shops and drive-thru locations in Cumming, Kennesaw, Milton, and its longtime wood-framed Atlanta location at the nexus of Peachtree and Piedmont roads in Buckhead.
“Our nine current locations across Georgia continue to outperform and guests love the Caribou brand,” Caribou Chief Development Officer Matthew Walls said in a statement.
“These new locations will start opening by spring with the potential of more to come.”
In other development news, a Stockbridge developer has filed plans for a big box warehouse just east of Downtown Griffin.
High Falls 16 filed a Development of Regional Impact application to build a 700K SF warehouse off Arthur K. Bolton Parkway in Spalding County, nearly 50 miles south of Atlanta.
Dubbed High Falls Logistic Park, the project is expected to deliver in 2030.
Meanwhile, Atlanta-based Wood Partners broke ground on Altera Ben Hill, a 236-unit affordable apartment community off Interstate 285 near Greenbriar Mall.
The project is part of a larger portfolio of new developments that include apartments in Nashville and Palmetto, Florida.
Altera Ben Hill is slated to open in August 2026.
On the financing front, LV Collective obtained a $134M short-term mortgage to refinance Rambler Athens, a newly delivered 750-bed student housing complex next to the University of Georgia in Athens.
The four-year loan pays out LV Collective’s previous construction financing.
Mesa West Capital originated the loan with TSB Capital Advisors’ Harrison Reid arranging the financing.
Additionally, McCraney Property Co. obtained $55M in loans to finance a portfolio of Southeast industrial properties, including a $25.8M loan for 41 Logistics, a 390K SF warehouse off Interstate 75 in Adairsville, 60 miles northwest of Atlanta.
The other two warehouses are in Florida and North Carolina.
Details on the loans were undisclosed.
JLL’s Melissa Rose, Michael DiCosimo, and Nicole Barba arranged the financing for McCraney.
In another transaction, CIP Real Estate obtained a $26M loan to buy Lavista Business Park, a 217K SF industrial park in Tucker.
The California-based investment firm purchased the circa 1972 property for $37M from Atcap Partners.
CBRE’s Mike Ryan, Brian Linnihan, Richard Henry, and Taylor Crowder arranged the five-year, floating-rate, interest-only loan from LoanCore Capital.
In sales news, Arcan Capital purchased Woodlands Commons, a 114-unit apartment complex off Forest Circle in Newnan, for $21.5M.
The seller was California-based TriWest Multifamily, which purchased the property in 2022 for $17.8M, according to Coweta County property records.
Matthews Real Estate Investment Services’ Austin Graham brokered the deal.
Additionally, BJ & Properties purchased Red Oak Village, a 75K SF retail center at 3435 Roosevelt Highway in Atlanta, for $9M from Y&H Property Inc.
The four-building retail center is home to 22 tenants, including Family Dollar, Wayfield Foods, and T-Mobile.
Marcus & Millichap’s John Leonard, Salim Vallani, and Alex Goodale brokered the sale.
Regent Partners sold Northcreek Office Park, a four-building, 537K SF office park in Buckhead, for $78M, according to Fulton County records.
Student housing developer Landmark Properties, in a joint venture with Westlake Capital — the family office tied to Landmark CEO Wes Rogers — bought the 40-acre campus.
Regent purchased Northcreek in 2016 for $101.5M, as reported by The Atlanta Journal-Constitution.
Regent will continue to manage and lease the property.
In lease news, law firm Chamberlain Hrdlicka inked a 31K SF lease at 999 Peachtree in Midtown for 12 years, relocating from 191 Peachtree.
The law firm will occupy both the 19th and 20th floors of the 28-story, 620K SF tower.
CBRE’s Kush Mirani, Dale Lewis, and Macy Epp represented Chamberlain Hrdlicka, while Stream Realty Partners’ Chris Dean and Madison McClellan represented the landlord, Piedmont Office Realty Trust.
Construction materials maker The Quikrete Cos. renewed and expanded its offices at Concourse Corporate Center Six, increasing its previously reported 80K SF lease by 40%, which would mean Quikrete is adding around 32K SF.
Newmark’s Brad Kirschner, Stewart Thrash, and Craig Kalinowski, along with Regent Partners’ John Bell and Adam Allman, brokered the lease for the landlord, Building and Land Technology.
Cushman & Wakefield’s Carla Williams represented Quikrete.
Lastly, law firm Bradley Arant Boult Cummings LLP leased 61K SF at Promenade Tower in Midtown, occupying floors 19 through 21.
The firm, which opened the Atlanta office in 2023, previously occupied temporary space at Promenade.
Bill Hollett with Cousins Properties, the landlord of the 775K SF tower, brokered the deal.
