Blue Heron Design/Build has made a significant impact on the luxury residential market with its innovative “Vegas Modern” architectural style.
Celebrating its 21st anniversary, the company continues to adhere to its foundational design philosophies, which emphasize innovative biophilic design, a strong connection between indoor and outdoor spaces, sustainability, and energy efficiency.
This dedication inspires the firm to consistently explore new design boundaries while expanding its collection of custom and predesigned homes through its three specialized divisions: Elite, Nexus, and Helix.
In addition to comprehensive architectural and construction services, Blue Heron boasts Atelier Interior Design, which offers full-service interior design solutions and fine art curation.
“Our core philosophy remains unchanged, particularly the concept that design can resonate with emotional sensibilities,” stated Blue Heron CEO and founder Tyler Jones.
“We’re perpetually searching for innovative ways to articulate a home’s vision, creating spaces that evoke an exceptional response the moment someone steps inside.”
The Elite division of Blue Heron has successfully designed and constructed over 130 custom homes, catering to individuals who wish to realize their architectural dreams either through bespoke building or by purchasing a completed Luminary Custom Home, crafted by the Blue Heron team.
Jones expressed high regard for the Luminary Custom Homes, describing them as extraordinary constructions.
“Each of these homes is unique to its site and will not be duplicated, showcasing some of our finest work,” he emphasized.
Currently, the latest Luminary Custom Home designs can be found in the exclusive Ascaya community, specifically the homes named Arise and Egress, which feature bold architectural designs that convey a unique visual language.
“Our team excels at developing a distinctive language for a home and ensuring it remains consistent throughout the property,” Jones noted.
“Every detail, from interior elements to exterior shapes and elevations, feels interconnected and cohesive.”
Arise, located at 12 Chisel Crest Court, is a sprawling 8,880 square foot residence that highlights horizontal lines and interlocking geometric forms as its primary visual language.
Jones pointed out the impressive arrival experience at Arise, characterized by its massive linear designs flanking the front entrance and a carefully curated entry sequence that leads guests through a courtyard to the main entry, presenting breathtaking city views.
This two-level property comprises six bedrooms, 6½ baths, a media/entertainment room, and a courtyard entry, all strategically designed to maximize the home’s exceptional views.
Currently listed for $13.5 million, the open floor plan features an elevated dining area, a sophisticated kitchen, and a formal living space that seamlessly extends to an exterior deck.
To further enhance the view from the dining area, Jones elevated this section of the home, creating a more immersive experience for those seated at the table.
In the media/entertainment room, he intentionally lowered the ceiling height to frame the city views, fostering a more intimate atmosphere.
“The proportions in this room are exceptional, and everyone who experiences this space has shared positive feedback,” Jones remarked.
The functional floor plan includes a shared lounge space for guests staying in the upper-level bedrooms, with a striking glass wall in the junior suite that reveals extensive views of the Las Vegas Strip and its surroundings.
Jones believes the city view has been captured thoughtfully, creating a moment of awe upon entering the room, something seldom seen in Las Vegas homes.
Just around the corner, Egress, situated at 8 Chisel Crest Court, offers over 7,000 square feet of living space, featuring five bedrooms, 5½ baths, a flexible space that can be adapted to various needs, an office, and a five-car garage, listed for $10.8 million.
What sets Egress apart is its striking exterior, with unique geometric designs that command attention from every angle.
“Egress indeed makes a bold statement,” Jones commented, highlighting its uniqueness and artistic design from the front view to the rear.
The architecture demonstrates a commitment to creativity and innovation, which Jones feels is effectively conveyed through the home’s form.
The interior design intentionally incorporates triangular shapes throughout the space, including a triangular-shaped kitchen island and a wine room that contribute to a unified aesthetic.
The upper-level bedrooms are cantilevered over a protected patio area, thereby providing an inviting shaded outdoor living space.
“A noteworthy feature of Egress is how we harmonized the outdoor spaces with the interior environments,” Jones shared, explaining the extensive effort invested in designing the home’s rear elevations.
According to Jones, Egress stands out as one of the most innovative and striking architectural designs in the area.
Blue Heron is also developing additional Luminary Custom Homes, including Drift and Abrigo, which are currently on the market alongside others that are in various construction phases.
Responses from prospective clients have been overwhelmingly positive, leading Jones to express intentions to create more of these architecturally remarkable homes.
“They cater to a need for buyers who desire a distinctive Blue Heron home while expediting the process,” he noted.
Drift, located at 709 Dragon Peak Drive within MacDonald Highlands, is a ready-to-move-in estate boasting 7,976 square feet, five bedrooms, 5½ baths, a theater, fitness room, pool, spa, and a luxury garage that accommodates seven cars, with a price tag of $7,985,000.
Another offering, Abrigo, is positioned at 21 Rockstream Drive in Ascaya and encompasses 6,300 square feet of living space, featuring five bedrooms, 5½ baths, and a four-car garage, available for $9,250,000.
As Jones prepares to break ground on another Elite Luminary Custom Home in Southern Highlands this summer, he is simultaneously designing two more for that community and actively scouting new locations throughout the valley.
Having introduced the Luminary Collection five years ago, Blue Heron has designed and completed twelve Luminary homes to date.
Alongside the Luminary Custom Home Collection, the Nexus division presents a faster alternative for buyers interested in predesigned floor plan options.
Since its establishment, Nexus has successfully completed over 350 predesigned homes across 17 distinct communities.
“Nexus is remarkably efficient,” Jones added, explaining that with architecture preapproved, they bypass the lengthy design and permitting processes.
Currently, eight Nexus communities are active, including Oasi, Prado, Stonewater, Velaris at the Island, Arvada at the Island, Shoreline, Strata, and The Canyon Residences at Ascaya.
Oasi, which references the oasis that served as the foundation for Las Vegas, offers four floor plans starting from 3,828 square feet on 24 half-acre home sites, commencing at $1,919,000.
Since its September 2022 opening, Oasi has seen the sale of 19 home sites, with only five remaining.
Prado, nestled within the historic Section 10 community and located a short distance from the Las Vegas Strip and Downtown Summerlin, lists homes starting at over $2 million, offering both two-level and single-story options across four floor plans.
Since its November 2022 launch, 14 of the 18 half-acre home sites have been sold.
An extension of Prado, Eldora opened in April 2024, featuring nine home sites, six of which have already been sold.
Southern Highlands’ Stonewater community offers three two-story floor plans varying from 2,750 square feet to 3,659 square feet with the option for customizations, including a sky deck or third floor.
Opening in October 2022, 18 out of 36 home sites have been sold here.
Lake Las Vegas is home to four separate Nexus Communities. The first of these, Velaris at the Island, opened in January 2023, presenting five floor plans, including two single-level and three two-level options, starting at $1,361,000 with 41 total home sites.
In its initial sales phase, Velaris has sold 13 homes.
Arvada at the Island features four differently designed options: one single-level and three two-level, with 37 available home sites priced starting at $2,340,000. Since its 2023 opening, 21 plots have been sold.
The Shoreline community offers three distinct floor plans, with an option to add a third level, and has 83 home sites starting at $1.6 million.
Strata, named to echo the surrounding rock formations, offers stunning views over the lake alongside 19 home sites priced against living areas ranging from 2,870 square feet to 4,688 square feet.
The Canyon Residences enclave is set to debut in February 2024, comprising 51 condominium residences distributed across seven terraces, with prices beginning at $2.9 million.
Priority registration for sales is currently underway for the remaining homes on Kaya Canyon Way and Harlow View Court.
Reflecting on two decades of growth, Jones acknowledges the unexpected journey of success since launching his business from a modest 500-square-foot office space.
Today, Blue Heron is a respected name in architecture, known for its innovative design and fully integrated design/build approach, boasting a workforce of 171 employees.
“I feel incredibly fortunate,” Jones remarked, looking back on the milestone.
“The success and growth we’ve experienced would have been hard for me to anticipate 21 years ago, but this is just the beginning.
We continue to improve with every month and every year.”
